Community Impact


The Bluebird Business Park features enhancements to local infrastructure and investments in Wilson County’s agricultural heritage.  

Water Access Improvements:

Many nearby residents do not have access to public water and are not included in the Wilson County Wastewater and Water Authority’s planned future infrastructure improvements.  

Hillwood is committing over $15 million to build 7 miles of new public water lines, 4 miles beyond the business park’s needs, that will provide access to public drinking water for 50 nearby properties. 

Agricultural Preservation and Education:

Bluebird Business Park’s application includes placing 352 acres (25% of the property) in a Protected Rural Preservation Area, which will create an additional buffer to surrounding properties.

The Protected Rural Preservation Area will create 352 acres of productive agricultural land where it currently does not exist. 

Hillwood is partnering with state and local institutions to ensure that the preservation area is used for agricultural education and other public outdoor amenities.  

Interested parties include the UT Institute of Agriculture and Tennessee FFA Foundation.
